A Note from the Director:
D ear Members of Northwood of Pasco
Homeowners Association, Inc.,
At the Annual Meeting of Northwood of Pasco Homeowners Association, Inc., (NPHAI) held
November 10th , I was nominated and elected as the sole Northwood homeowner - Director
which in conjunction with 3 other US Homes representatives who also serve as directors are
the governing body for the NPHAI.
First, I would like to introduce myself. My name is Mike Brubaker and with the Brubaker
family, wife Renee, two children Kai and Lexi have lived at Northwood for over two years
now. I am employed as Director of Pharmaceutical Product Development at Bausch and Lomb
Pharmaceuticals, Inc., Tampa. Renee is an educator by profession and has chosen to forgo
her career for the time being to be a domestic engineer. Kai is in the first grade at Sand
Pine elementary school and Lexi is always two steps ahead of her mother at home.
We were attracted to Northwood for a variety of reasons such as, great $ value / square
foot of house, nice family friendly neighborhood, quality of workmanship (comment not
solicited by US Homes), low taxes and homeowners fees. I honestly believe that Northwood
sub-division is a not only a great place to live and raise a family but also has a high
potential to be a great financial investment. Thus, for these reasons I was willing to be
nominated and serve as your Director.
Through my professional career I have hired and continue to hire a substantial number
of employees from within and outside the state of Florida. Thus, I have heard all the same
stories (builders dont care, poor quality, takes to long to build, leaky roofs,
ineffective HOAs, etc.) about all of the surrounding neighborhoods and
sub-divisions. My point is that the builder does construct and sell the homes but the
homeowners / occupants make the neighborhood and the HOAs are only as strong as
their total memberships contributions!
I am your conduit for the communication of issues to the Board of Directors of the
NPHAI and University Properties Inc., who has been hired by NPHAI to conduct the business
of the association. However, I am and will be calling on all of your support to
effectively address the wishes, concerns and issues that will most certainly arise.

Northwood Entrance Decorations
A special thank you to the
hard working volunteers whose helping hands created a great looking and festive entrance
for all to enjoy and be proud of! The volunteers were: Ivan and Xiomara Briceno, Norman
and Cheryl Girdwood, Mike Stramiello, Edmond and Michelle Ramsey (various decoration
donations), Geo Ward, David and Cindy Rothwell (large wreath donation), Ba Thu Nghiem,
John Ammon (various decoration donations), Mike and Renee Brubaker (various decoration
donations) and University Properties ($50 donation). We welcome any donations of new or
used Christmas decorations which may be used to decorate the entrance in the future years.
Pooch Poop Protest!
When walking your pooch in
public areas, please be polite and pickup you pooch poop with a plastic bag and dispose of
it in the garbage. If poop pickup is too painful for you, please keep you pooch parked on
your own property. Remember, pooches are not permitted in pool and playground areas. Your
cooperation is appreciated!

Northwood Newsletter
The Northwood Newsletter will be published on a quarterly basis. All
residents are welcome to send us information on ideas for the publication. Do you know of
a resident who was recently married, had a new baby, celebrating a big anniversary, etc.?
Wed love to hear about it and publish our congratulations. If you own your own
business, provide a special service, and are a Northwood resident, you can advertise for
free!

Upcoming Events
Northwood Community Garage Sale. Turn you unwanted items into $$$.
All Northwood residents are invited to take advantage of the free advertising and bargain
hunters will descend upon our community on Sat. March 18th, 2000 from 8:00 a.m. - 1:00
p.m.. For additional information and updates checkout our community web site, or contact

S antas visit. Santa and his Elves will be visiting
Northwood on Monday the 13th. Residents with very young children can meet with Santa at
the pool at 7:00 p.m.. Photos with Santa and a treat will be provided. We would like to
encourage the older children to wait for Santa to tour through Northwood in his red
convertible. Again, photos and treats will be given to waiting children.
P lease join you fellow Northwood community members, adults
and children for an evening of Christmas Caroling and fun on Tuesday, December
21st. Please meet at the pool at 7:00 p.m.. Refreshments will be provided. Residents who
are home are encouraged to show their appreciation and holiday cheer by providing a small
treat for the carolers.
N ew Years Eve Block party. Since many of our
residents have young kids or other situations which do not allow them to go elsewhere, we
thought we could do a block party here. We will arrange to block of one of the roads
(legally with permit) and have a block party. If you are interested please contact Eric
DeGama, 973-2051.
Playgroup to Form
Parents interested in joining a toddler / pre-school playgroup are
encouraged to contact Renee Brubaker, 907-9341 or Cindy Rothwell, 994-8855.
Get
Involved!!!
N orthwood needs volunteers to help with social
events, newsletter articles and delivery, recreational activities, committees and more! If
you would like to help in any of these areas, or have suggestions contact Mike Brubaker,
907-9341 at anytime.
Contributions
Do you own your own business, or work for a generous employer who is willing
to make contributions to our community for social events, contests, etc.? If so, wed
love to hear from you! Call Renee at 907-9341.
Save Yourself a Headache
Thinking of putting up a fence, repainting your house, or putting in a pool?
You could save yourself future grief by following the deed restrictions found in the Declaration
of Covenants, Conditions, and Restrictions For Northwood, which you received at
closing. You may want to consider reviewing Article VIII, pages 15-25 before implementing
you home improvement plans. If you did not obtain or receive this document, visit the
sales office to obtain a copy.
"Section 3. All Improvements Subject to Approval. No buildings,
structures, walls, fences, pools, patios, paving, driveways, sidewalks, landscaping,
planting, irrigation, landscape device or object, or other Improvements of any kind,
nature, or description, whether purely decorative, functional or otherwise, shall be
commenced, constructed, erected, made, placed, installed or maintained upon any of the
Properties or Common Area, nor shall any change or addition to alteration or remodeling of
the exterior of any previously approved buildings, structures, or other Improvements of
any kind, including, without limitation, the painting of the same (other than painting,
with the same color and type of paint which previously existed) shall be made or
undertaken upon an Properties or Common area except in compliance and conformance with and
pursuant to plans and specifications therefor which shall first have been submitted to and
reviewed and approved in writing by the Design Review Board."
Important Notice!
Architectural Review Committee
We have been advised by University Properties that it would be beneficial for Northwood
to have specific deed restriction guidelines in place. This would enable our property
management company to better enforce the current deed restrictions, by eliminating the
vagueness which currently exists with many of the bylaw definitions currently governing
Northwood. This committees decisions and final guidelines will effect every
Northwood resident.
The committee will begin meeting in mid-January, and gather on a regular basis
until this project is complete. If your are concerned about the future of our community,
would like to see significant changes and improvements, then we invite you to join us in
